Ballard Realty Property Management is an independent, family-run business offering full-service real estate and property management services. To give our clients the most comprehensive services, our company consists of three main divisions: Real Estate Sales, Property Management, and Maintenance Services.
The Real Estate Sales department is managed by Owner and Broker Ray Poletti, who has been selling real estate in the Seattle area since 1973 and has been the sole proprietor of Ballard Realty since 1980. The property management department is managed by Ray Poletti's three daughters, Nichole, Monica, and Angela, who have more than 45 years of combined property management experience. In addition to family, the committed team consists of property manager Camille Stuteville, as well as a receptionist, a handyman, a cleaner, and a bookkeeper.
Our responsive maintenance department makes sure that unexpected repairs are dealt with quickly. Led by a skilled handyman with more than 20 years of experience in construction and repairs, our crew responds to all maintenance requests efficiently and effectively. With our convenient location in the heart of Ballard on the corner of 17th and Market Street, we are easily accessible to our owners and our tenants, allowing personal, face-to-face contact.
I was born and raised in Seattle and have spent most of my life living in or around Ballard. I began my career in real estate in 1973 after obtaining my Washington State Real Estate Sales License. From that moment on, real estate became a lifelong passion that allowed me to combine my problem solving skills and enjoyment of working with people.
I became the sole owner of Ballard Realty in 1980. At first, I focused on selling residences, but after gaining more knowledge of real estate, I decided to branch out, adding commercial and multifamily properties to my repertoire.
Today, I sell a vast array of properties ranging from residential homes to multimillion dollar commercial buildings and vacant land. Most recently, I have been working on 1031 like/kind exchanges, moving owners from small properties to larger ones. I am a longtime member of the Northwest Multiple Listing Service (NWMLS) and the Commercial Brokers Association (CBA). Along with my passion for real estate, I am most proud of the long-term relationships I have established with many of my clients.
I started my career with Ballard Realty Property Management in 1999, working summers and breaks while attending college. I then moved to a full-time position once graduating from Washington State University in 2001. I have served in many capacities throughout the years including office operations, marketing and advertising, employee management, as well as leasing specialist. My most prideful position has been specializing in new client development and owner relations.

After earning degrees in Psychology and Sociology from Western Washington University, Nichole Poletti began her full-time career with Ballard Realty Property Management in 1999. Over the past 26 years, she has served in a variety of roles within the company, gaining extensive experience in all aspects of property management.
Nichole now leads the Ballard Handyman Services division, a role she considers the most challenging and rewarding of her career. Her focus is on maximizing the potential of each property in a cost-effective and efficient manner, delivering consistent value for both clients and tenants.
Monica Poletti began her career with Ballard Realty Property Management in 1998. A graduate of Seattle University, she earned her Real Estate License in 1999 and transitioned into a full-time role as a property manager shortly thereafter. Over the years, Monica has assisted in a variety of roles within the company, gaining broad experience and insight into the industry.
Today, she oversees the accounting department, where she specializes in managing all financial transactions related to properties under contract. Monica is dedicated to ensuring accuracy, transparency, and efficiency in every aspect of her work. She takes pride in delivering meticulous and dependable service to all our clients, tenants and vendors.

My family immigrated from Portugal to Ballard over 50 years ago chasing the American dream. We were a fishing family, so logically, Ballard was the place to be. And as the dream became reality, my father began spreading his wings into real estate by buying his first home as well as his first investments in real estate. Our relationship with Ballard Realty goes back generations. My father and Ray Poletti himself to myself and Ray's three daughters. And now our kids are as well, as they begin their respective lives. It's a relationship built on trust, respect, and shared values.
